AGM requirements
The Annual General Meeting (AGM) is one of the most important governance events for every Owners Corporation. It provides owners with the opportunity to review the performance of the scheme, make key financial decisions and appoint or confirm those responsible for managing the building.
Under NSW strata legislation, every Owners Corporation must hold an AGM once in each financial year. The meeting must consider a range of statutory motions and provide owners with the information needed to make informed decisions about the management of their property.
Typical AGM business includes:
- Adopting the previous meeting minutes.
- Reviewing the financial statements.
- Setting administrative and Capital Works Fund budgets.
- Determining levy contributions.
- Electing the strata committee.
- Reviewing insurance arrangements.
- Considering motions submitted by owners.
- Appointing or reappointing the strata managing agent where required.
A well-prepared AGM helps ensure the Owners Corporation remains financially sound, compliant with legislation and focused on the long-term needs of the building.
At Strata Real Estate Services, we manage the entire AGM process—from preparing notices and meeting documentation through to budgeting, financial reporting, chairing meetings where appropriate and implementing the resolutions passed by owners. Our goal is to make meetings productive, compliant and focused on achieving positive outcomes for your community.
