What notice is required?

The notice required to change strata managers depends on the terms of your current Strata Management Agency Agreement.

Most agreements specify the appointment period renewal provisions and the notice required before termination or non-renewal. The appointment period can be maximum of three years. In many cases, prior to the expiration of the appointment period, the Owners Corporation simply resolves not to renew the agreement at the end of its term. Where an agreement is to be terminated early, the contract should be reviewed carefully to understand the applicable notice provisions and any contractual obligations.

The decision to appoint or replace a strata managing agent is made by the Owners Corporation, by ordinary resolution at a general meeting.
